David Lightfoot Projects provides an integrated design services for bespoke projects involving a number of disciplines with a variety of sizeable projects running concurrently. Design sensitivity remains at the heart of our activities, including a well developed understanding of today’s materials of choice, – timber, stone, glass & metal, - & their design integration. Long & ongoing associations with some of London’s most innovative Architects have been significant in this process.
Attention to detail is fundamental to every project and we actively collaborate in realising the vision of architects and designers. We are equally at home with clients who have their own design ideas but require design and build services to bring them to fruition.
Close relationships with specialist sub-contractors ensure that we can provide state of the art mechanical & electrical services including integrated control systems, audio visual installations & ‘green’ technologies.
Our projects are overseen by full time site foremen – all of whom have proven track records within the company. Our skilled tradesmen have been specifically trained to meet the companies demanding standards. Site operations are supported by a dynamic office team, providing research facilities & ensuring projects are properly resourced. We thrive on design challenges & we take great pride in our work.
Whether you intend to appoint an architect or employ DLP on a design & build basis there are some key processes required before work can begin, assuming the scope of works have been agreed, If works are outside permitted development then submission of drawings to the local authority for planning permission approval will be required in the first instance. In some cases if the property is in a conservation area the application will also undergo scrutiny by a conservation officer.
A party wall surveyor will be needed if there are any shared boundaries or structures. If structural alterations are called for than a structural engineer will be required for drawings & specification.
Finally, before work has begun building control will need to be engaged to carryout inspections during the works and provide a building certificate upon project completion..
Once the building works commence the project will generally progress in a formulaic order starting with demo then excavations, concrete & form work, structural steels and so on.
